UC PowerSports, a dealer in ATVs, UTVs, trailers and dirt bikes, is preparing to relocate from Route 211 in Wallkill to Route 302 in the hamlet of Bullville.

Paul Webman, whose wife, Lori, owns the business, appeared at the technical review session following the May 8 Crawford Planning Board meeting to make sure the business would be allowed at the site of the long-closed Thompson Ridge Nursery.

After reviewing the town’s zoning code, board attorney Ben Gailey told Webman it would be allowed with a special use permit. Webman is under contract to buy the former nursery that sits on about three acres west of the Five Corners, but couldn’t proceed without knowing the move was lawful. The sale would not involve Thompson Ridge Landscape Supply located at the rear of the old nursery property.

The Webmans opened the business in Ellenville in 2011. The UC stands for Ulster County, Webman said. But as the business expanded, it has moved around a bit. For a while, it even called Pine Bush home, so the move to Bullville marks a return to Crawford.

Webman said he plans to rehab two buildings on the property that after the nursery was briefly home to the Horse & Rider Tack Shop now located on Route 17K, also in Bullville. The majority of the business, he said, involves the sale of all-terrain vehicles and dirt bikes for adults and youths. He also sells trailers and utility terrain vehicles built mainly for work rather than recreation and with space for a passenger. A small percentage of the business involves repair work, he said in answer to a board member’s question.

UC PowerSports will make a formal application to the board after the Webmans acquire the Bullville property.

Subdivisions

The planning board granted conditional approval to subdivide 54 acres owned by Virginia Testi near the intersection of Route 302 and Crans Mill Road. The property was once part of the far larger Jamison farm that spread out on both sides of Route 302, project engineer Larry Marshall said when the subdivision was first brought to the board. Two five acre lots are being carved from the parcel. The lots are to the south of Crans Mill Road and accessed from Route 302. Much of the remaining 44 acres, which include a three-bedroom house, are wooded or wetland, the engineer said. The approval is contingent on a final review of the site plan by the Scott Quinn, the board’s engineer.

The board scheduled a public hearing for June 12 on a three-lot subdivision proposed for Beyer Road. Invoss, LLC is requesting the board’s approval to separate one two-and-a-half-acre lot and another of just over three acres from a 24-acre parcel. There is a house on the remaining 17.5-acre parcel. The engineer, Zack Peters, said the lots are drawn to protect two federally designated wetlands on the property.
