Moshe Betesh won unanimous approval from the Village of Ellenville Planning board this week for his proposal to build Kosher Garage, a falafel and ice cream shop, at 15 Canal St.

“Kosher Garage will be an excellent addition to Ellenville,” said Brian Schug, the village’s planning consultant. Local camps will have a nearby ice cream shop, while the proposal will “clean up a site that’s been an eyesore as long as I’ve been here,” said Schug, noting his 20 years as a local.

Betesh’s initial plan lacked many details included in the final proposal, which spelled out 16 parking spots for the 1,600-square-foot site, one of them for the disabled, and traffic bollards in front of the stop.

Two road cuts will allow customers to arrive by buses that enter the site from the Canal Street side, drop off passengers and exit to a parking area further down the block. Lighting will include LED lights on 15-foot stanchions on the corners of the site, while areas at the corners with Canal on one side and Center Street on the other will be “lawned” and landscaped.

The planning board on Wednesday night also reviewed an application to build eight more apartments at the back of a multi-family building, formerly the site of an upholstery store, at 14 ½ Warren St.

Schug said that while he supported any project that could help alleviate Ellenville’s housing shortage, the number of additional apartments exceeds those allowed under zoning regulations. The applicant now has the option of reducing the number of apartments or seeking a waiver from the Zoning Board of Appeal. He also needs to present a certified survey map that detail the property’s boundaries.
